REIA 101: Residential Real Estate Investing is designed to help real estate professionals become the experts in the real estate industry. REIA 101 is one of three courses required to earn the Real Estate Investment Advisor (REIA) Designation from the National Association of Real Estate Investment Advisors. During the course, students will learn how to help clients find, analyze, negotiate, and purchase income-producing properties. Students can also use these tools to build their own portfolios and personal wealth.
This course will help students:
- Explain to clients the benefits of investing in residential real estate, including why it is an important part of an investment portfolio and the advantages it has over other investment options;
- Guide clients in establishing investment criteria and strategies for building wealth;
- Assist clients in finding and analyzing residential real estate investment opportunities;
- Better present and negotiate offers for investment-producing properties;
- Understand the benefits of membership with the National Association of Real Estate Investment Advisors; and more.
REIA 201: Commercial Real Estate Investing is the second course required to earn the Real Estate Investment Advisor (REIA) Designation from the National Association of Real Estate Investment Advisors. During the course, students will be introduced to the commercial real estate market and begin to assemble an understanding of the investment opportunities in commercial real estate. Students will be taught more advanced concepts involving evaluating and analyzing commercial real estate investments. Students are also encouraged to use these tools to build their own portfolios and personal wealth.
This course will help students:
- Understand the advantages and disadvantages of commercial real estate compared to residential real estate investments;
- Learn how to find investment opportunities in the commercial real estate market;
- Prepare and negotiate contracts, tenant improvements, and leases for commercial real estate;
- Know the importance of performing due diligence when purchasing commercial real estate, and discover which investment criteria are most relevant;
- Understand which people to include in a commercial real estate team, as well as the various methods of raising equity capital;
- Understand the three approaches to value commercial real estate;
- Analyze and compare commercial investment opportunities, given current market conditions;
- Prepare and use a cash flow model when analyzing commercial real estate;
- Evaluate the impact that leverage has on a real estate investment;
- Learn about different exit strategies and how to calculate a gain on sale; and more.
REIA 301: Investing in Real Estate Using Self-Directed Retirement Accounts is designed to help real estate professionals compete with other financial advisers for investment capital. During this course, students will learn what real estate investments qualify for retirement accounts, about the best custodians to handle self-directed accounts, and how to invest in real estate using self-directed IRAs and Individual 401k accounts. Students can also use these tools to build their own portfolios and personal wealth.
This course will help students:
- Understand the different types of retirement accounts and how they can be best utilized;
- Guide clients in using self-directed retirement accounts to purchase and invest in real estate;
- Learn concepts related to retirement accounts such as third-party administrator vs. custodian, rollovers, and conversions;
- Better analyze investment opportunities when financed using self-directed retirement accounts;
- Understand the benefits of membership with the National Association of Real Estate Investment Advisors; and more.
